Charming 18th Century Stone House
The house, originally built as a 'Maison de Maitre" at the end of the 18th century, borders the National Park of the Morvan and is 20 minutes from the Roman town of Autun. It has been renovated sympathetically to a high standard and is a warm, comfortable family home.
The building is based on three levels, each level covering the same surface area of 140 square metres.
Level one
The cellar consists of two chambers with wonderful vaulted ceilings connected by a tunnel.
Level two
The main living level consists of a fabulous living room 60m2 with a grand open stone fireplace and wood burning stove. Lovely traditional oak beamed ceilings 'plafonds a la francaise' with gorgeous terracotta tiled floors and four large windows overlooking the rear and front gardens.
Spacious open plan kitchen with fitted range cooker, dishwasher, huge fridge and professionally fitted oak furniture.
The spacious entrance hall leads to three good sized bedrooms with windows overlooking the land, twowith oak fitted storage spaces, all with traditional beamed ceilings and wonderful tiled floors. One of the
bedrooms has a superb stone open fireplace with wood burning stove.
The separate WC has a beautiful floral hand basin and fittings.
The bathroom with a window looking over the garden is cavernous and comfortable complete with glorious twin basins and an enormous double bath and shower.
Level three
The granary, originally for storing the seed grain, is reached by a stone staircase and consists of two massive rooms divided by the central staircase these would easily convert to 4 bedrooms + bathrooms.
The exposed beams of the roof support rafters are amazing and would even allow a mezzanine to be built.
Separate from the main building is a large coach-house and stable block presently used as a garage and workshop. There is an abundance of space over these areas and the whole structure would indeed make a
comfortable second dwelling.
Garden of some 5000m2 with fabulous views, mainly lawn and shrubs with an orchard at one end.
Fruit trees include kiwis, figs, cherries, plums and peaches.
Plus a field of approx 1 hectare.
Services - Water, electricity, telephone, septic tank and lpg gas central heating.
Railway station 6kms. TGV 30 mins. The medieval village of La Tagniere is close by.
